Heated Pool Policy Ι

To ensure a pleasant and relaxing swim throughout the cooler months, our villa offers the option of pool heating, subject to the following conditions:

Water Temperature | The heating system can elevate the water temperature up to approximately 26°-28°C, depending on external weather conditions.

Recommended Periods | Pool heating is most beneficial during the spring and autumn months, from March to mid-June, and again during October and November.

Advance Arrangement | For optimal comfort, please request pool heating at least 4 days prior to arrival, allowing sufficient time for the water to reach the desired temperature.

Daily Rate | This optional service is available at an additional cost of €50 per day, payable in cash upon arrival.

Booking Terms | Pool heating is offered exclusively for the entire duration of your stay, and charges are calculated accordingly.

Weather Conditions | Kindly note that the system does not operate when outdoor temperatures exceed 25°C or during rainy weather. A pool cover is not available.

Set in the peaceful area of Kalpaki, in the southern part of Zakynthos, Pinakopi Luxury Villa enjoys a convenient location close to the island’s most beautiful sandy beaches. The surroundings combine tranquillity and natural charm with easy access to everything needed for a comfortable stay.

A supermarket ( Lidl & AB Vasilopoulos ) is just a two-minute drive away, while beaches, traditional tavernas, cafés and local services can all be reached within a few minutes. A car is recommended for exploring the southern coastline and discovering the island with complete freedom.

A vehicle is highly recommended for enjoying the area with complete freedom, as Kalpaki offers convenient access to the southern coastline and many of Zakynthos’ sandy beaches. Supermarkets, tavernas, cafés and everyday essentials are only a few minutes away by vehicle, while Zakynthos Town and the airport are also easily accessible just 10minutes. Private parking is available at the villa, and taxi transfers or car rental can be arranged upon request.

Sleeping Arrangements

Pinakopi Luxury Villa can accommodate up to eight guests in total.

Six guests are accommodated in real beds across the villa’s three bedrooms, while two additional guests can sleep on the double sofa bed located in the living area.

Please note that an additional fee applies for each guest beyond the sixth person. To ensure that the total price and sleeping arrangements are calculated correctly, the exact number of guests must be entered before completing the reservation. Any change to the number of guests after booking must be communicated to us in advance and may be subject to the applicable additional guest charge.

We kindly recommend carefully considering this sleeping arrangement when making a reservation for seven or eight guests.

Flexible Check-in / Check-out Policy

We always do our best to accommodate our guests’ preferred check-in and check-out times whenever possible.

Early check-in may be available when there are no departing guests on the same day. If another reservation is checking out that morning, we must allow sufficient time for our housekeeping team to thoroughly clean, inspect, and prepare the villa to our usual high standards before your arrival.

Our standard check-in time is from 15:00pm. However, if the villa is ready earlier, we will be delighted to welcome you sooner.

Please note that check-out is strictly by 10:00 AM. As we often welcome new guests on the same day, we kindly ask that this time is respected so our team has enough time to prepare the property properly for the next arrival.

If you have a late evening flight and would like to continue using the villa after 10:00 AM, we recommend reserving an additional night, subject to availability. This will allow you to remain at the property comfortably until your departure without time restrictions.

Late check-ins are always welcome. Our team will provide all necessary arrival information and remain available to assist you, regardless of your arrival time.

Private Use of the Property

Guests have exclusive use of the entire villa, including all indoor living areas, the private swimming pool, terraces, garden, and outdoor relaxation spaces. There are no shared areas.

Only the guests included in the confirmed reservation are permitted to stay at or use the property. Parties, events, and unregistered visitors are not permitted unless prior written approval has been provided.

Guests are kindly requested to respect the peaceful character of the surrounding area and maintain reasonable noise levels, particularly during the evening and night.
